What these numbers are, and what they are not
Every figure on this page is transcribed from a published source for the Sacramento market, and each one is linked at the bottom. We do not measure roofs or write estimates, so we have no pricing data of our own and nothing here is a quote. Use these to judge whether a quote you have been given is in a normal range. Figures last checked September 2026.
Published Sacramento-area pricing
Whole-job figures are the ones homeowners search for, and they are also the least useful in isolation, because the range is enormous. A small single-story roof and a large two-story with multiple valleys sit at opposite ends of the same published band.
| Scope | Published range | Notes |
|---|---|---|
| Full roof replacement, reported Sacramento range | $6,196 to $27,175 | The widest published range, spanning small simple roofs through large or complex ones. |
| Full asphalt shingle replacement, Sacramento area | $14,000 to $30,000 | Varies with size, pitch and the condition found at tear-off. |
Per square foot, which is the number that actually scales
Price per square foot is more useful than a whole-job range, because you can apply it to your own roof once you know its area. It is also how most quotes are built internally, whatever the presented total looks like.
| Material | Installed | Notes |
|---|---|---|
| 3-tab shingles, installed | $3.43 to $5.00 per sq ft | The budget end. Shorter service life, and increasingly uncommon on replacements. |
| Architectural shingles, installed | $5.50 to $8.00 per sq ft | The usual replacement choice on Elk Grove tract housing. |
| Asphalt shingle roofing, full published spread | $4 to $13 per sq ft | The top of this range reflects complexity and premium products, not typical tract homes. |
Roof area is not house area
A 2,000 square foot house does not have a 2,000 square foot roof. Overhangs add area, and pitch adds more: a moderately steep roof can have a surface area 15 to 30 percent larger than its footprint. Multiplying your house square footage by a per-square-foot rate will reliably under-estimate the job. Roofers measure in squares, where one square is 100 square feet of roof surface.
What actually moves the number in Elk Grove
The roof you have is probably the original one
With a median build year around 2000 and 37.4% of local housing built between 2000 and 2009, most replacements happening here are first re-roofs. That has a direct cost consequence: the decking has been covered since the house was framed, and nobody knows its condition until tear-off day. Decking replacement is the most common reason a final invoice exceeds a quote.
Tile changes the arithmetic
Concrete tile is common on local homes and it does not behave like asphalt on a quote. Tile roofs usually fail at the underlayment while the tile itself still has life, so the job can be a lift-and-relay rather than a full material replacement. That is a different price structure entirely. Going the other direction, putting tile onto a house built for a lighter covering, requires a structural analysis before Elk Grove will issue the permit, because tile and comparable composite products exceed 350 pounds per square.
Pitch, height and access
Steep roofs and second stories need more setup, more safety equipment and more labor hours for the same area. Two-story steep tile is the expensive combination. A walkable single-story asphalt roof is the cheap one, and most Elk Grove tract housing sits closer to the second than the first.
Complexity, not just size
Valleys, hips, dormers, skylights and multiple penetrations all add cut work and flashing detail. Two roofs of identical area can differ substantially in price if one is a simple gable and the other has four valleys and three penetrations.
Permit and inspection
A full replacement needs a permit. Elk Grove requires one for roofing work over 100 square feet and for any new installation or re-roof, overlays included, exceeding 3-1/2 pounds per square foot. The mandatory sheathing inspection happens after the new decking is installed and before it is covered, so it is scheduling as much as cost.
How to read three quotes that disagree
Wide spreads between quotes are normal and usually mean the contractors are pricing different jobs, not the same job at different margins. Before assuming the cheapest is a bargain, check whether all three include the following:
- Full tear-off or an overlay. An overlay is cheaper and is not the same product. It also leaves the decking unseen.
- New flashing, or reused flashing. Reusing tired flashing on a new roof is a real saving and a real future leak.
- A stated decking rate. Per sheet, in writing.
- New pipe boots and penetration details. Cheap parts, and the most common leak source on roofs of this age.
- Permit and inspection handling. Who pulls it and whether it is in the price.
- Disposal and cleanup. Including the nail sweep.
- Warranty terms. Material warranty and workmanship warranty are separate things with separate durations.
A screening test that takes one minute
California requires a CSLB C-39 license for roofing work over $500, and licensed contractors must show their license number in advertising. Take the number off each quote and check it free on the CSLB website. It confirms the license is active, holds the right classification, and has current bond and workers compensation coverage. A quote with no license number on it is the one to question first, whatever the price says.
Cost questions
What does a new roof cost in Elk Grove, CA?
Published pricing for the Sacramento market puts a full roof replacement between roughly $6,200 and $27,200 depending on size and complexity, with asphalt shingle replacements on typical homes commonly cited in the $14,000 to $30,000 range. Architectural shingles, the usual choice on Elk Grove tract housing, are published at roughly $5.50 to $8.00 per square foot installed.
Why can nobody give me a price over the phone?
Because the two numbers that drive the total, the actual roof area and the condition of the decking, cannot be established from a description. Roof area is not house square footage, pitch can add a third or more to the surface being covered, and decking damage is invisible until the old covering comes off.
Is a roof more expensive in Elk Grove than elsewhere in Sacramento County?
There is no published evidence of an Elk Grove-specific premium, and the same contractors work across the county. What is genuinely local is the housing stock: a high concentration of similarly sized homes built in the same decade, which means quotes here cluster more tightly than they would in a city with a more varied housing mix.
Does the permit add much to the cost?
The permit fee itself is a small line relative to the job. What can matter more is a structural analysis, which Elk Grove requires before issuing a permit when you re-roof with tile in place of a lighter material, because tile and comparable composites exceed 350 pounds per square.
How much should I set aside for decking repair?
Ask the contractor for a stated per-sheet rate rather than trying to guess. On a dry roof the answer is often little or nothing. Around a leak that has run for a season or two it can be several sheets. A quote that names the rate is being honest about an unknown rather than hiding it.
Are these figures a quote?
No. They are published market figures compiled from the sources listed at the bottom of this page, shown so you can sanity-check a quote you receive. Only a contractor who has measured your roof can price it.
